Photography for short lets, Airbnb and booking platforms
Anyone letting a holiday home in Costa Smeralda is competing with hundreds of near-identical listings. The difference is almost always made by the first three photographs. I shoot specifically for short-let listings — Airbnb, Booking, specialist portals and owners' own sites — with images that show the house honestly and still make it desirable.
Photography for short-let listings
A listing works when the first image conveys the space and the light at once. I use wide lenses without pushing them into distortion — rooms should look like what they are — balance natural light against interior light, and compose each frame carefully. The result is a sequence that walks a viewer through the house, rather than a set of disconnected rooms.
Preparation and styling
Before shooting I spend time preparing: linens straightened, surfaces cleared, a table laid where it makes sense, curtains and lights adjusted. It is the least visible part of the job and the one that separates a house photographed well from a house merely photographed.
Outdoor spaces, pool and context
In Costa Smeralda the booking is usually won outside: terraces, pergolas, the pool, the sea view. I shoot these at the hours that flatter them, early morning and last light, and include the surroundings where it makes sense — the nearby beach, the landscape, the village — because that is part of what the guest is booking.

An apartment usually needs 20-25 images; a villa with grounds and a pool runs to 35-40. A short set of strong images works better than an exhaustive but flat one.
Late spring and early autumn give the best light and gardens in good condition, without the harshness of high summer. If the house is already let, shoot before the season opens.
Not necessarily, though it helps to have someone who knows the house present at the start. If the property is managed by an agency I coordinate directly with them.
